The Income-to-Housing Disconnect
Historically, housing in Canada hovered around 3-4x the median household income. In major markets today, that ratio exceeds 10x. This is driven by population growth outpacing housing starts, combined with years of historically low interest rates that capitalized into asset prices.

The OSFI Stress Test
To qualify for a mortgage with a federally regulated lender in Canada, you must pass the Office of the Superintendent of Financial Institutions (OSFI) stress test. You must prove you can afford payments at a rate equal to:
- Your contracted rate plus 2%, OR
- 5.25%
Whichever is higher. With current rates around 5%, most buyers are tested at ~7%.
Common Mistakes
1. Focusing only on the down payment
In high-priced markets, your limiting factor is usually not the down payment, but your gross qualifying income due to the stress test limits (GDS/TDS ratios).
2. Ignoring closing costs
Depending on the province, Land Transfer Taxes (LTT) can add tens of thousands of dollars to your required cash-to-close. Toronto, uniquely, has both a provincial AND a municipal LTT.
